About Emerald Bay Greenways Executive Apartment

Emerald Bay Apartments on the Strand Greenways Golf Estate have been developed next to the False Bay coast in the Helderberg Basin, which includes Gordons Bay, Somerset West, and Strand as part of the Cape Metropole. The Strand Greenways Golf Estate is located approximately 50 km from Cape Town along the N2 highway, 30 km from Cape Town International Airport, and 80 km from Hermanus, with the world-famous Stellenbosch Wine Route starting just 10 km away.

The three-bedroom holiday apartment consists of three comfortable bedrooms with one en-suite bathroom and one family bathroom. Two double bedrooms and one twin bedroom are equipped with comfortable beds and quality linen, and guests are asked to provide their own beach towels. The fully-equipped kitchen includes a stove with oven, microwave oven, cutlery, cooking ware, kettle, toaster, fridge and freezer, dishwasher, washing machine, and tumble-dryer. In addition, the lounge area offers a luxury lounge suite, flat screen TV, and active DSTV satellite decoder. The counter that splits the living area and kitchen has its own bar-type chairs and can be used for both dining and sundowner enjoyment.

The apartment's secure basement parking bay can be reached to and from the apartment via an elevator or stairs. Guests also have use of the communal pool area in the front garden with barbecue facilities.

Beach: 180 Degrees sea view. With the smell of the sea at this perfect location, we are located within walking distance to the beach.

Golf: The Greenways development features a 9-hole golf course with a clubhouse, bar, and restaurant.

The main object is to make sure that you and your family are fully aware of the regulations, which have been drafted in the interest of high standards and harmonious living in this special place. AGREEMENT OF TENANCY

I, the undersigned, __________________________________________________________________________
Acknowledge that I am aware of the following conditions relating to my occupation of the undermentioned properties at Greenways.

1. I, my household, guests or employees (collectively referred to hereafter as “I” or “me”) are subject to the provision of the constitution and the house rules of the Greenways Country Estate Home Owners Association (herein after referred to as “the Association”) copies of both having been provided to me by the agent or owner of the property, and agree to abide by them.
2. Contravention of the constitution and/or the house rules may lead to penalties being imposed against me/or the owner of the property and may result in my access to Greenways being denied.
3. I am subject to the golf rules of Greenways, copies of rules are available at the Club House for inspection and I agree to abide by them.
4. Access to the golf course other than as a golfer is subject to the rules of the Association.
5. Greenways is a residential estate and I will respect the necessity for privacy and quite. I hereby waive any possible legal right to conduct a business of whatever nature from within Greenways.
6. As a Tenant/Holidaymaker I will not bring any pets into Greenways.
7. As a Tenant/Holidaymaker I will not allow anybody and in particular under-aged children under my supervision to drive unlicensed motorized vehicles/motor cycles/quad bikes within the confines of Greenways. No non-maintenance vehicles will be allowed on the golf course or common property.
8. I acknowledge that I have entered Greenways entirely at my own risk and I absolve the Association from any claim for damages or injury which either I, my household, guests or employees may sustain in Greenways however arising and state that I am fully aware of the importance and significance of this waiver.

      My wife and I have just spent 2 weeks at the above flat in the Strand, Western Cape. We chose the flat from the internet as it was described as an “EXECUTIVE APARTMENT “ We paid twice what we normally pay when we visit the Strand each year, and we were very disappointed to find the it was far from being an upmarket apartment.
