Conditions of Rental for A Bird’s Eye View, 21 Yellowwood Road, Ruigtevlei
• ✓A deposit secures the booking. ✓ The Balance of payment is required prior to arrival. ✓ A
Key/ Breakage deposit is payable along with final payment and will be refunded, less any deductions
if applicable, within 3 days from departure. ✓ We regret that we do not offer Credit Card facilities.
Payments can be made via direct bank transfer. ✓ The Lessee is legally bound to reimburse the
Owner/s of A Bird’s Eye View and/or their Agent for any additional charges incurred should the
booking conditions not be met. ✓ The home is serviced once per week for bookings exceeding 7 nights. We value our guest's privacy so a cleaning service is available for additional day's by prior arrangement at an additional charge. A cleaning surcharge shall be deducted from the refundable breakage and security deposit
should the tenant/s not leave the property in a reasonable condition or if check out happens later
than the specified time. ✓ Non-payment of the balance of the rent on or before the due date shall
be construed as a cancellation of the contract by the Lessee. Deposits will be non-refundable for
non-arrival or upon cancellation, unless another booking is found for the same period. ✓ An
administrative fee applies on confirmed bookings which are cancelled. ✓ Lessees shall take all
reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on
the property and leave them in the same state of repair and condition at the end of the rental period
as at the beginning. ✓ The Owner/s of A Bird’s Eye View(for itself, its employees and agents) shall
not be liable to the Lessee or third parties for any accident, damage, loss, injury expense or
inconvenience, which may be suffered, incurred, arise out of or in any way connected with the
rental. ✓ If the property which the Lessee has booked becomes unavailable or unusable for some
reason, beyond our control, prior to the date of a booking, then the Owner/s of A Bird’s Eye View
and/or their Agent' obligation will be to (1) use their best endeavour to find a suitable alternative
property, or failing which (2) to reimburse the Lessee for all monies paid. ✓ The Owner/s of A Bird’s
Eye View and/or their Agent shall be allowed the right of entry to the property at all reasonable
times for purposes of inspection or to carry out any necessary repairs or maintenance. Rentals
commence, unless otherwise notified, from 12h00 on the day of arrival and terminate at 11h00 am
on the day of departure. ✓ No pets are permitted at A Bird’s Eye View property without prior
permission. Please contact the Owner/s of A Bird’s Eye View and/or their Agent directly to enquire
about pet friendly properties. ✓ The number of persons occupying a property must not exceed the
maximum number stipulated on the confirmation. The Owner's of A Bird’s Eye View and/or the
Agent reserves the right to refuse entry to the entire party if this condition is not observed. ✓
Indecent and disrespectful behaviour that might cause discomfort and embarrassment to neighbours
will not be tolerated. The Owner/s of A Bird’s Eye View and/or the Agent reserve the right to address
the Tenant and/or their visitors regarding such behaviour and may ask for immediate vacation and
departure, with no refunds. ✓ If you have any cause for dissatisfaction PLEASE CONTACT US
IMMEDIATELY. It is imperative that we see the reason for the complaint before any remedial action
is taken. ✓ Payment of the deposit acknowledges your acceptance of the conditions of rental as
stated above.
