This fully equipped two-bedroom upmarket self-catering and self-service family unit boasts a private entrance, two bedrooms and a balcony with gas braai facilities. The main bedroom has a king-size bed and en-suite bathroom with a shower. The second bedroom has a double bed, bathroom with a bath, the lounge has a 32 inch LED television with DStv Hotel Package and a fully equipped kitchen with an eating counter. On-site parking behind remote controlled gates is also available. The unit is situated on the first floor in a secure complex, nearby shopping centres, restaurants, sport stadia, a casino and beaches.

Each apartment is booked as a unit per room; a room sleeps a maximum of two persons. The rate for a unit varies depending on the number of rooms booked in the unit. The second bedroom will be locked during guests stay if it is not booked by the guest. We supply towels, linen, crockery and cutlery and cooking utensils.

Guests must provide their own cleaning materials, food and toiletries. We do provide a limited quantity of cleaning materials and toiletries for each new guest's arrival. There is no dishwasher or washing machine available in the unit.

Guests must do their own cooking, washing of dishes, cleaning of the unit and making of beds. We do not expect guests to make their beds on the day of departure as we will be replacing the linen and towels with clean fresh linen and towels for new guests.

The new consumer protection act require from us to provide all prospective guests with our terms and conditions

WE DO NOT STAY AT THE APARTMENT COMPLEX - to avoid waiting for us at the complex on arrival please give us a call 90 minutes before check in, in order that we can meet with you at the complex to check you in, hand over the keys and collect any outstanding balance + refundable R 1 000 breakage & cleaning service deposit payable on arrival in cash – regretfully no credit card facilities are available at the establishment

2ND BEDROOM - Should the booking be for 3 - 4 persons (incl children of all ages) the 2nd bedroom will be made available in the apartment, for bookings of 1 – 2 persons only the 2nd bedroom will only be made available when booked by the guest, at the full rate applicable to the unit, otherwise this bedroom will be locked during the guests’ stay

Bookings during Peak Seasons the unit is booked as a whole (both bedrooms are made available) and sleeping up to a maximum of 4 persons

Bookings 30 days or less before date of initial arrival are payable in full (100%) to confirm / secure the booking

BOOKING DURING A PEAK SEASON – from 1 December to 12 January, Easter Weekend and Ironman Weekend, the balance of the booking is payable at least 21 days prior to day of initial arrival – we shall send an invoice requesting payment

Bookings during Peak Seasons - should we not receive the balance payment on request thereof, we reserve the right at our sole discretion to cancel the guest's booking and make the room available to other booking requests.

CHECK IN from 2 - 7 pm

Prior arrangement to be made at least a day in advance and agreed upon for a late arrival, the guest will be liable to a late check-in fee for arrival / check in after 7 pm

Should a guest not check-in by 7 pm and prior arrangement has not been made for a late arrival the booking will be considered as a no-show and cancelled with immediate effect

LATE CHECK IN FEES - Late check-in from 7 - 8 pm the guest will be liable to an R 250 late check in fee payable on arrival in cash

Late check-in from 8 - 9 pm the guest will be liable to an R 500 late check in fee payable on arrival in cash

FOR A LATE CHECK-IN AFTER 9 PM the guest is welcome to make an arrangement before 7 pm, to collect the keys from us, late check-in fees still apply

EARLY CHECK IN subject to no other guests checking out on the same day and by prior arrangement only, before the day of initial arrival.

Early check in will only be allowed from 11 am and only if the apartment is clean and ready for occupation

REFUNDABLE BREAKAGE and CLEANING SERVICE DEPOSIT - R 1 000 refundable breakage and cleaning service deposit payable on arrival in cash, unless otherwise noted

Guest are friendly requested not to use the towels to remove make-up or to clean their shoes as these stains leave permanent marks and such towels will be considered as damaged and be replaced at the expense of the guest

Should there be any loss, damages and/or breakages to access keys, remotes, property and the unit the guest will be held liable for all costs involved for the replacement thereof - the loss and/or misplacement of access keys and/or remotes will cause a serious security breach/risk at the complex and will result in the replacement of all locks, access keys and remotes to the unit at the expense of the guest in full

Should the unit be left in an untidy state on departure and/or any excessive cleaning, washing of dirty dishes, pots & pans are necessary R 500 will be charged as an extra cleaning service and will be deducted from the refundable breakage & cleaning service deposit

The refundable breakage, cleaning and security deposit will only be refunded within 5 business days after date of initial departure, unless breakages/damages and/or cleaning service have occurred then it shall only be refunded within 21 days after date of initial departure

INTERNATIONAL BANK TRANSFERS IN RESPECT OF BREAKAGE REFUND - will only be done into the credit card of the guest and the guest is responsible for all international transfer fees in respect of the breakage deposit refund and no such fees shall accrue to us – please allow 21 business days after day of initial departure for breakage & cleaning service deposit refund to be paid into your credit card account

GENERAL - Smoking is allowed in the unit > Regretfully no smoking allowed in the bedrooms, should guests not abide by this term the full refundable breakage deposit (100%) will be withheld for additional cleaning and freshening of the rooms

Guests making use of the Gas braai facility do so entirely at their own risk – guest must please note that gas & fires are extremely dangerous and that it must be treated with caution, respect and care at all times - the gas braai / weber may only be used on the outside patio

THE UNIT IS NOT SERVICED DURING GUESTS’ STAY - Clean linen and towels are provided with each new guest arrival - At the unit guests are responsible for the following; cleaning of unit, make beds, wash dishes, provide own cleaning materials, toiletries & food and do own cooking - We do provide a limited quantity of cleaning materials and toiletries for each new guest arrival

LONG TERM STAYS - stay 8 consecutive nights or longer - we shall provide 2 x sets towels for each person booked - guest is responsible for the washing and upkeep thereof during their stay

LONG TERM STAYS - stay 30 consecutive nights or longer - guest is liable for any additional electricity and/or gas required at the apartment during their stay, should the need arise

DEPARTURE by 10 am

LATE DEPARTURE FEES - R 250 will be deducted from the refundable breakage and cleaning service deposit for a late departure from 10:30 – 11 am

R 500 will be deducted from the refundable breakage and cleaning service deposit for a late departure from 11 – 11:30 am

CANCELLATON POLICY - to avoid any misunderstanding, a booking constitutes a binding contract, should we receive a cancellation 30 days or less before the date of initial arrival, the guest will be liable for payment in full (100%) of the original booking made

INSURANCE - All guests confirming a booking are advised to take out travel insurance to cover the full cost of their accommodation in the event of a cancellation. We will seek full compensation for any cancelled accommodation, including premature curtailment, unless the cancellation is 31 days or more in advance before the day of initial arrival (Excluding Peak Seasons) and all payments, received to date to confirm / secure the booking, are not refundable

NOT COMPLETING STAY OF RESERVATION - In the event of a premature departure the guest will be liable for the full stay of the original booking made, we are not obliged to any refunds and no refunds will be made.

Cancellation must be in writing and E-mailed or faxed to Madison on First, no telephone and/or SMS cancellations will be accepted
